HVAC Maintenance
Diagnostic-first maintenance that catches problems before they cost you. Not a checklist — a performance evaluation.
Most HVAC maintenance programs are glorified checklists. A technician arrives, looks at the filter, checks the refrigerant charge, tightens a few screws, and leaves you with a form that says everything is “satisfactory.” Three months later, your system fails and you wonder what the maintenance visit actually accomplished.
At Constant Air Balancing & Services, HVAC maintenance means measurement. Our NCI-certified technicians measure system performance — airflow in CFM, static pressure across the coil and filter, supply and return temperatures, refrigerant superheat and subcooling, and electrical parameters — and compare those measurements to your system specifications. This data-driven approach catches developing problems before they become failures, and it builds a performance history that tracks how your system is aging.
In Las Vegas, where HVAC systems run at or near maximum capacity for six or more months per year, the difference between measured maintenance and checklist maintenance is the difference between a system that lasts 20 years and one that fails at 12. Desert dust clogs coils and reduces airflow gradually — too slowly to notice month to month, but fast enough to cause a 20 percent loss in capacity over a single cooling season if left unchecked. Only measurement catches this decline before it becomes a comfort complaint or equipment failure.
Our maintenance programs are designed for Las Vegas climate demands. We schedule pre-cooling-season service in March or April and pre-heating-season service in September or October. Each visit includes the full suite of performance measurements, component inspection, filter replacement, coil cleaning assessment, and a written report that documents your system status and any recommended service. The result is an HVAC system that delivers consistent comfort, operates efficiently, and gives you years of reliable service.
Performance Measurement
We measure airflow, static pressure, temperature differentials, and electrical parameters to establish current system performance. These numbers tell the real story — not visual inspection.
Coil and Component Inspection
We inspect evaporator and condenser coils for fouling, check blower wheel balance, inspect electrical connections for corrosion, and verify drain system operation.
Refrigerant Verification
We measure superheat and subcooling to verify proper refrigerant charge. Overcharge and undercharge both reduce efficiency and accelerate wear — neither is detectable without instruments.
Safety and Controls Testing
We test safety switches, verify thermostat calibration, check contactor operation, and confirm all protective devices are functioning. In heating mode, we perform combustion analysis.
Documentation and Recommendations
All measurements are documented in your equipment file. We compare current readings to previous visits and to manufacturer specifications. Any issues found are reported with specific recommendations and priority levels.
Data-Driven Maintenance
We measure performance with instruments, not estimate it with eyeballs. Every visit produces documented data that tracks your system health over time.
Desert-Calibrated Service
Our maintenance schedules and inspection priorities are calibrated for Las Vegas climate demands — high dust loads, extreme heat, and extended cooling seasons.
Prevent, Do Not Repair
The goal of our maintenance is to catch problems at the $200 stage before they become $2,000 emergencies. Measurement makes this possible. Checklists do not.
